When you take on a new listing and the property would benefit from preparation, you refer the vendor to us or engage us directly on the vendor's behalf. We handle the entire preparation process — assessment, preparation day, photography coordination — and hand the property back to you ready to list.

What to expect when engaging us for a listing.

Lead Time

We typically require a minimum of five working days between first contact and the preparation day, to allow for the assessment visit and preparation brief. For urgent listings, contact us directly to discuss availability.

Coverage

We serve properties across the Lisbon and Porto metropolitan areas. Properties in other regions of Portugal may be considered on a case-by-case basis — contact us to discuss.

Our Inventory

We maintain a curated inventory of neutral, contemporary styling items — soft furnishings, accessories, lighting elements — that we bring to each property. Items are collected after the listing period ends.

Engagement Model

We can be engaged directly by the vendor or by the agent on the vendor's behalf. Both models work; the important thing is that all parties understand the scope and timeline from the outset.
